Building services

The complex includes services which are managed communally for the benefit of all residents. These services are paid for through quarterly Owners Corporation fees.

The Owners Corporation Act 2006 prohibits owners from repairing or altering a common service unless expressly authorised in accordance with that Act. Owners must therefore not alter common services within their lots, such as by installing powered exhaust fans in the existing ventilation system or by unilaterally removing hydronic systems. Doing so can affect the operation of these communally maintained services.
