The majority of apartments in Stage 1 apartments (the non-heritage apartments that make up the majority of the complex) are well ventilated by continuously operating exhaust fans– one vent each in the kitchen, bathroom and toilet. This common service ventilation system keeps apartments ventilated and, importantly, dry – which is critical to preventing mould
This ventilation system is a common system managed by the Owners Corporation. Owners must not modify this system, such as during renovations. Modifications such as blocking vents or installing powered fans into this common system can significantly change its operation – and in some cases can damage the system and/or impact other residents. Lot owners whose actions damage the operation of this common service will be required to pay for any required repairs.
Maintenance and reporting issues
You may not feel the air pressure with your hand but it should be strong enough to hold a tissue to the vent. If they are not working, report this to the Building Manager, or your real estate agent if renting.
The vents need to be cleaned from time to time. This is an owner responsibility, but to assist owners the Building Manager offers a service to vacuum clean the vents for modest fee. Please contact the Building Manager if you wish to book this service.
The exhaust fans are located on the roof and typically serve three apartments. It is therefore important to keep vents clean and free of dust as blocked vents can impact multiple apartments. There have been occasions of bathrooms experiencing mould problems when the vents are blocked by dust.
