
All owners corporations have rules for the control, management, use or enjoyment of common property and lots. The rules cover day-to-day issues such as parking, pets and noise.
The Model rules set out in Schedule 2 of the Owners Corporations Regulations 2018 apply at 101-107 Grattan Street.
Proposed Rules
In 2024 the Owners Corporation Committee proposed tailor made rules for 101 Grattan Street which would replace the Model Rules
The Committee sought feedback from owners on a draft version of the rules in September 2023. In early 2024 a final version which incorporated that feedback was submitted to owners for a vote by ballot.
Unfortunately, an insufficient number of owners voted in the ballot to reach the special resolution threshold of 75% support. Of those owners who did vote, there was strong support for the proposed rules.
These proposed rules were designed to ensure:
- That all people in our development are safe, healthy and can enjoy private and public spaces.
- The rights and responsibilities of all people in the development are clear.
The rules were also designed to reduce the administrative work of the Committee. For example, the process for owners to carry out renovations or other works was streamlined, as was the ability of the Committee to carry out maintenance in accordance with the approved maintenance plan.
The proposed rules are nevertheless a good guide to living and working at 101 Grattan Street – and include approved color specifications for the building
